Instead of relying exclusively on W-2s, pay stubs or tax returns, the lender evaluates assets such as cash, brokerage accounts, stocks, bonds, mutual funds and eligible retirement accounts. Depending on the program, those assets may be converted into hypothetical monthly income or used more directly to determine the mortgage amount the borrower can support.

You are not required to withdraw that calculated income every month. In many programs, your investments can remain in their existing accounts. The calculation is simply an underwriting method used to demonstrate financial capacity. Why Asset Depletion Loans Make Sense for Dallas Buyers

Dallas is an especially good market for asset depletion because higher home prices can push otherwise strong borrowers into jumbo financing quickly. A buyer looking for a renovated home in University Park, more space in Preston Hollow or newer construction in parts of North Dallas may need a seven-figure mortgage without buying anything particularly unusual for the neighborhood.

That creates an underwriting problem when the borrower is wealthy but does not generate enough traditional qualifying income. Imagine a recently retired executive with $4 million spread across brokerage and retirement accounts who receives only $10,000 per month between Social Security, dividends and retirement distributions. The mortgage payment may be easily affordable from a broader financial-planning perspective, but a conventional lender still has to qualify the borrower under its income rules.

A Texas asset depletion mortgage gives that buyer another route. Instead of pretending the portfolio does not exist, the lender can use eligible assets to help establish the ability to repay.

The 2 Main Ways Dallas Asset Depletion Loans Work

There is no single universal asset depletion formula. That may be the most important thing to understand before choosing a lender.

Assets alone: Some programs primarily evaluate the assets remaining after the down payment, closing costs and other required amounts. This can work particularly well for retirees, recently exited entrepreneurs and investors who have substantial wealth but little recurring income.

Assets plus income: Other programs convert eligible assets into hypothetical monthly income and then combine that amount with qualifying income such as a salary, pension, Social Security or other recurring income. For a borrower who has both a substantial portfolio and some ongoing income, this calculation may support a considerably larger mortgage.

How Asset Depletion Income Is Calculated

A common asset depletion calculation starts by determining how much of your portfolio is eligible, subtracting funds needed for the transaction and then dividing what remains by a lender-specific depletion period.

A simplified version looks like this:

Eligible assets − down payment − closing costs − required reserves = assets available for qualification

Those remaining assets may then be divided over a defined number of months. A lender using a 60-month calculation will generate substantially more monthly qualifying income from the same portfolio than a lender spreading those assets over a much longer period. This is one reason shopping asset depletion mortgages solely by interest rate can be a mistake. A fantastic rate does you very little good if that lender's calculation does not produce enough income to approve the loan.

Your $3 Million Portfolio May Not Count as $3 Million

Asset depletion underwriting does not necessarily give dollar-for-dollar credit for every investment you own.

Cash and savings are generally the easiest assets to evaluate because their value does not fluctuate materially. Marketable securities may receive a discount to account for volatility. Retirement accounts can be treated differently depending on age, accessibility and lender guidelines. Certain lenders may even consider Bitcoin or Ethereum, although digital assets tend to receive more conservative treatment and lender acceptance varies substantially.

Real estate equity creates another distinction. Having a $2 million paid-off rental property certainly adds to your net worth, but that does not necessarily make the equity usable for an asset depletion calculation because it is not a liquid financial asset. The composition of your balance sheet can therefore matter almost as much as its total size.

The Down Payment Paradox

Putting more money down usually sounds like the conservative move. With asset depletion, more is not always better.

Suppose you have $3 million in eligible assets and are buying a $2 million Dallas home. Putting $800,000 down instead of $400,000 certainly lowers the mortgage balance. But that additional $400,000 also leaves your investment accounts and may no longer be available for the asset depletion calculation.

There can be a point where increasing the down payment lowers the loan amount but simultaneously reduces the assets supporting qualification. Asset depletion becomes particularly valuable in the jumbo market. Once the mortgage falls outside standard conforming financing, lenders have substantially more freedom to determine how assets, income, reserves and down payments are evaluated.

A Dallas buyer with a multimillion-dollar portfolio may therefore be able to use a jumbo asset depletion loan to purchase a high-value primary residence or second home without restructuring their financial life around conventional underwriting. The objective is not simply getting approved. It is preserving liquidity while using the borrower's actual financial strength.

Who Is a Strong Candidate for a Dallas Asset Depletion Mortgage?

Asset depletion tends to work particularly well when the balance sheet is much stronger than the income documentation.

A retiree may have spent 30 years building a portfolio but no longer receive a large salary. An entrepreneur may have sold a company and be between ventures. A business owner may have millions in personal investments while tax deductions make annual taxable income look modest. An investor may intentionally live from investments rather than taking a traditional paycheck.

Asset depletion can also simplify a complicated file. If your assets alone are enough to qualify, documenting multiple businesses, K-1s, partnerships, distributions and years of complicated tax returns may add work without improving the loan.

Requirements vary by lender, loan amount, property type and asset structure, which is why borrowers should be careful about treating any one guideline as universal.

Many competitive asset depletion programs favor borrowers with strong credit, substantial post-closing liquidity and meaningful down payments.
